OVERVIEW OF THE PARTY WALL ETC ACT 1996    

The Act defines the rights of owners and the duties of their surveyors.

A party wall can be either a wall standing on the land of two adjoining owners to a greater extent than simply projecting foundations or it can be so much of a wall as separates the buildings of two owners.
An owner is someone with more than a yearly tenancy, that is a freeholder, a leaseholder or someone with an agreement to purchase a lease.
